Abu Dhabi’s Department of Municipalities and Transport (DMT) has extended the deadline for building owners and real estate operators to apply for or renew their building occupancy certificates. The new deadline is November 30, 2026, giving property owners additional time to complete the required technical assessments and regulatory procedures. The previous deadline was September 16, 2026, which had already been granted as a grace period.

The extension is part of Abu Dhabi’s efforts to ensure buildings meet safety and regulatory requirements. Property owners and building operators are encouraged to begin the certification process promptly and coordinate with licensed engineering consultancies to complete the necessary inspections and documentation. The requirements include structural stability assessments, Civil Defence and fire safety clearances, gas system safety certificates, water and plumbing compliance, and checks of air-conditioning and ventilation systems.

A building occupancy certificate is an official municipal document confirming that a building meets relevant safety and technical standards for use. Depending on the property type, certificates may remain valid for up to five years and must be renewed before expiry. The certification framework is designed to support building safety, protect occupants, and maintain property standards across the emirate.

The DMT has highlighted the importance of completing applications within the extended timeframe. Property owners who fail to meet the requirements may face administrative fines of up to Dh1 million, along with orders to correct identified violations. In addition, units without a valid occupancy certificate may not be eligible for registering new residential tenancy contracts through the Tawtheeq system.

Owners and management companies that begin the formal application process before the deadline may also qualify for an additional six-month period, or another period approved by the Urban Planning and Permits Centre, to complete technical and regulatory procedures. This provides an opportunity for property stakeholders to address outstanding requirements and work toward compliance with the relevant regulations.
