UAE Property Developers Eye New Fourth Corridor as Infrastructure Boosts Real Estate Growth

The UAE’s newly announced 80km Fourth Corridor is expected to create new opportunities for the real estate sector by improving connectivity between Sharjah, Dubai and Abu Dhabi. The strategic highway is designed to make previously less accessible areas more attractive to residents, businesses and property investors, potentially supporting the development of new residential and mixed-use communities along its route.

The Fourth Corridor will be developed in two phases and is expected to significantly reduce travel times between key areas. One section could reduce a 35-minute journey to around 14 minutes, while the route will also improve access to major growth areas including Al Maktoum International Airport and Etihad Rail. The project will include 12 lanes in both directions, 72 bridges and 17 tunnels.

Property developers are already assessing opportunities around the planned route. Reportage Group, for example, has acquired a site in Abu Dhabi covering nearly 750,000 square metres, with around 3,800 residential units currently in the design phase. The development could enter the market in 2027 or 2028.

Industry experts believe improved connectivity can increase demand for properties in emerging locations because residents and businesses become more willing to consider areas that were previously viewed as inconvenient. Better infrastructure could also support rental demand as new communities develop and amenities, employment opportunities and services expand.

However, the Fourth Corridor alone will not determine future property prices or rents. Developers will also need to consider the quality of projects, available supply, amenities and underlying demand. As Dubai continues to expand eastward and southward, the new corridor could become an important factor in shaping the UAE’s next wave of residential and commercial growth.
