UAE Businesses Invited to Bid for Commercial Units in Abu Dhabi’s Growing Residential Hubs

Emirati-owned companies now have the opportunity to secure commercial space in two of Abu Dhabi’s established residential districts: Khalifa City and Mohamed Bin Zayed City. The initiative opens new doors for local entrepreneurs seeking long-term investment in high-demand community locations.

The tender is part of the Mustaha programme, delivered in collaboration with the Abu Dhabi Investment Office, the Abu Dhabi Department of Economic Development, and the Department of Municipalities and Transport. It is designed to strengthen local participation in commercial real estate and enhance community-focused retail and service offerings.

Prime Commercial Land in Established Communities

The available plots are strategically located within residential neighborhoods known for steady population growth and strong demand for daily services.

  • Khalifa City: Commercial plots of approximately 1,000 square metres
  • Mohamed Bin Zayed City: Commercial plots of approximately 1,393 square metres

With limited commercial land supply in these mature districts, the opportunity presents strong long-term potential for retail operators, service providers, and SME investors targeting community-based demand.

Who Can Apply?

Eligibility is limited to Emirati-owned businesses registered with the Abu Dhabi Department of Economic Development. Interested companies must submit proposals through the official government platform within the designated tender period and comply with public procurement requirements.

Why This Matters for Abu Dhabi’s Property Market

This move reflects a broader strategy to:

  • Increase local business participation in real estate projects
  • Support neighborhood-level economic activity
  • Enhance convenience retail and essential services for residents
  • Optimize land use within established residential zones

For real estate investors and business owners, commercial plots in well-populated districts often offer stronger footfall potential and more resilient occupancy rates compared to newly emerging areas.

As Abu Dhabi continues to refine its urban planning model, initiatives like this highlight the emirate’s focus on sustainable growth, SME empowerment, and balanced community development.
