AHS Properties Acquires Dubai’s Shangri-La Hotel in Landmark Dh1.1 Billion Deal

Dubai-based luxury developer AHS Properties has announced the acquisition of the iconic Shangri-La Hotel Dubai for Dh1.1 billion, marking one of the largest single-asset real estate transactions in the emirate in recent years. The landmark purchase further strengthens the company’s presence along Sheikh Zayed Road, one of Dubai’s most valuable commercial and hospitality corridors.

The 43-storey Shangri-La Hotel, completed in 2003, was among the first five-star hotels to establish itself on Sheikh Zayed Road. Known for its prime location, luxury accommodations, and panoramic views of the Dubai skyline, the property remains a significant asset in the city’s hospitality sector.

According to AHS Properties, the acquisition aligns with its long-term strategy of investing in premium, high-demand assets. The hotel will become a flagship component of the developer’s growing portfolio, which already includes major projects such as AHS Tower and the planned AHS City mixed-use development.

The transaction reflects continued confidence in Dubai’s property market, which has maintained strong momentum despite global economic uncertainties. Industry experts view the deal as another indicator of sustained investor interest in prime hospitality and mixed-use assets across the emirate.

AHS Properties has confirmed that the Shangri-La Hotel will continue operating as usual while the company evaluates future plans for the property. Potential enhancements and redevelopment opportunities may be considered as part of its broader vision for Sheikh Zayed Road.

With this acquisition, AHS Properties continues to expand its footprint in Dubai’s luxury real estate sector, reinforcing its ambition to develop and manage some of the city’s most prestigious assets.
