Business Bay has emerged as Dubai’s busiest prime property market, overtaking Palm Jumeirah in August 2026 as luxury buyers increasingly turn towards branded and design-led residences. According to Dubai Land Department data analysed by Betterhomes, Business Bay recorded 14 prime property transactions during the month, compared with 10 in Palm Jumeirah and eight in Downtown Dubai.

The growing activity in Business Bay has been supported by high-profile branded developments, including Bugatti Residences, Burj Binghatti Jacob & Co., and Vela Viento. These projects are helping expand Dubai’s luxury property market beyond traditional destinations such as Palm Jumeirah, attracting buyers looking for exclusivity, architectural quality and premium branded residences.

Despite a wider slowdown in Dubai’s property market, luxury buyers remain active but increasingly selective. Overall property transaction volumes declined 37 per cent year-on-year in August, while sales values fell 44 per cent. However, ultra-luxury off-plan transactions increased 12 per cent, while prime resale transactions dropped 67 per cent, highlighting the growing preference for new developments and carefully selected projects.

Off-plan villas and townhouses are also continuing to attract strong demand. Their transaction volumes were 80 per cent higher than a year earlier in August, while sales value increased by 204 per cent. This indicates that buyers are increasingly willing to enter projects earlier in the development cycle rather than paying higher prices for completed properties in the secondary market.

The latest figures suggest that Dubai’s prime property market is entering a more selective phase, with branded residences, landmark developments and off-plan opportunities playing an increasingly important role in attracting high-net-worth investors. Business Bay’s rise to the top demonstrates how Dubai’s luxury real estate landscape continues to evolve.
