Aldar and Mubadala Acquire Masdar City Square for Dh918 Million

Aldar and Mubadala Investment Company have expanded their presence in Abu Dhabi’s commercial real estate market with the acquisition of Masdar City Square for Dh918 million. The transaction was completed through the joint venture established by the two Abu Dhabi-based organisations in 2024, taking the value of their combined Masdar City real estate portfolio to Dh4.7 billion.

Masdar City Square is a major commercial development comprising seven office buildings with more than 47,000 square metres of net leasable area. Completed in the first quarter of 2026, the complex is already 99 per cent occupied, reflecting strong demand for high-quality commercial space within Masdar City. Its tenants include TAQA, the Department of Energy, Emirates College and Mohamed bin Zayed University of Artificial Intelligence.

The acquisition strengthens the joint venture’s growing portfolio in Masdar City, an Abu Dhabi destination known for its focus on clean energy, artificial intelligence, advanced research and sustainable development. The location also benefits from its proximity to Zayed International Airport and highway connections linking Abu Dhabi and Dubai.

Sustainability is another key feature of Masdar City Square. The development has achieved LEED Platinum and WELL Gold certifications and incorporates sustainability-focused features including solar photovoltaic systems and passive cooling technologies.

The latest acquisition follows several investments made by the Aldar-Mubadala joint venture since its formation in 2024. The partnership has acquired 17 assets within the Masdar City Green REIT as well as The Link at Masdar City, which was completed in the first quarter of 2026.

With Masdar City Square included, the joint venture now holds more than 158,000 square metres of net leasable commercial space. Its tenant base includes organisations such as IRENA, Masdar, Siemens, G42 and the UAE Space Agency. The portfolio has a weighted average unexpired lease term of approximately 5.2 years and also includes more than 1,400 fully occupied residential units.

The Dh918 million acquisition highlights the continued development of Masdar City as a commercial and innovation hub in Abu Dhabi. With growing activity across clean energy, technology, artificial intelligence and research, the area continues to attract institutional investment and businesses seeking modern, sustainable workspaces.
