Dubai Islands to Get a New Beach as 3km Shoreline Upgrade Targets 2027

Dubai Islands is set to enhance its waterfront appeal with a major beach and shoreline improvement project scheduled for completion by the fourth quarter of 2027. Nakheel, a member of Dubai Holding Real Estate, has awarded a marine and beach works contract to Mar Marine & Building Contracting L.L.C. to upgrade approximately 3 kilometres of the western shoreline and add 320 metres of new beach frontage near the Bay Villas community. The project is expected to strengthen the island’s position as an attractive waterfront destination for residents and visitors.

The planned development will include the construction of new breakwaters, the removal of existing protective rock structures, and the creation of a new beach near Bay Villas. In addition, several existing beach areas along the western side of Island B will undergo refurbishment and repair work. These improvements aim to create a more connected and appealing coastal environment while supporting the wider development of Dubai Islands.

The project will also complement the ongoing construction of Bay Villas, a residential community featuring 636 villas and townhouses. Nakheel previously awarded a construction contract worth AED 2.6 billion to Fibrex Contracting L.L.C. for the residential development. The new coastal works will progress alongside the housing project, helping establish an improved waterfront setting for future residents.

Infrastructure development is also moving forward across Island B. In April 2026, Nakheel awarded Al Nasr Contracting Company a contract worth AED 527 million for primary infrastructure and utilities works. Together, these projects are expected to support the island’s long-term development by improving essential services and enhancing its coastal surroundings.

Dubai Islands forms part of Dubai’s broader vision to expand its waterfront destinations and residential communities. Spanning approximately 18.6 square kilometres across five islands, the masterplan is designed to accommodate more than 230,000 residents across approximately 62,000 homes. It also includes plans for more than 11,000 hotel rooms and over 4,000 branded residences.

The shoreline upgrade represents another step towards developing Dubai Islands as a destination that combines residential living with coastal experiences and leisure opportunities. With the new beach and improvements to existing waterfront areas expected by the end of 2027, the project will contribute to the evolving landscape of Dubai’s real estate and tourism sectors.
