Dubai Records 335 Luxury Home Sales Above Dh36.7 Million in Eight Months as Palm Jumeirah Leads

Dubai’s luxury real estate market continued to attract strong demand in 2026, with 335 residential properties valued at $10 million (Dh36.7 million) or more sold during the first eight months of the year. The figures highlight continued activity in the emirate’s ultra-luxury property segment and sustained demand from high-net-worth buyers.

According to an analysis of Dubai Land Department data by fäm Properties, the transactions included 206 high-end villa sales worth a combined Dh11.7 billion and 129 luxury apartment sales valued at Dh8.67 billion between January and August 2026. This shows that both the villa and apartment segments continued to record substantial activity at the top end of the market.

Palm Jumeirah remained one of Dubai’s most prominent destinations for ultra-luxury property sales. During the eight-month period, the area recorded 35 apartment transactions worth Dh2.18 billion, with an average transaction value of Dh62.2 million. It also registered 28 villa sales worth Dh1.85 billion, averaging Dh66.2 million per transaction.

Other sought-after luxury destinations included Bluewaters Island, Emirates Hills, District One, Jumeirah Bay Island and Al Barari. These communities continued to attract buyers and tenants looking for premium apartments and villas, reflecting sustained interest in Dubai’s established luxury residential locations.

Hadaeq Sheikh Moh’d Bin Rashid recorded the highest overall luxury villa sales activity, with 48 transactions worth Dh2.77 billion and an average value of Dh57.8 million. The figures demonstrate that demand for high-value villas is also extending beyond Dubai’s traditional waterfront destinations.

The period also saw some exceptionally large individual transactions. The most expensive apartment sold was a six-bedroom, 31,201-square-foot residence at Aman Residences in Jumeirah Second, which achieved Dh422 million. Meanwhile, the highest-value villa sale involved a seven-bedroom, 44,903-square-foot property in La Mer, Jumeirah First, sold for Dh350 million.

The latest transaction figures underline the continued depth of Dubai’s ultra-luxury residential market. With demand spread across waterfront communities, established villa neighbourhoods and high-end branded developments, the emirate’s premium property segment remains an important part of overall real estate activity in 2026.
