Sharjah Rents Rise Across Key Communities as Al Mamzar and Al Nabba Lead Growth

Sharjah’s rental market is experiencing broad-based growth, with rents increasing across major apartment and villa communities in 2026. According to Bayut data reported by Khaleej Times, all of the top 15 most-searched apartment and villa rental areas recorded year-on-year increases, reflecting sustained demand from tenants across the emirate.

Muwaileh Commercial remained the most searched apartment rental community, with average annual asking rents reaching Dh40,800, an 8.2% increase compared with 2025. Al Majaz followed with average rents of Dh53,471, while Al Nahda recorded Dh46,896. Other popular areas included Al Taawun, Al Khan, Al Qasimia, Aljada and Al Zahia.

Among apartment communities, Al Mamzar and Al Nabba recorded the strongest rental growth at 12.5%. Average annual asking rents reached Dh68,198 in Al Mamzar and Dh26,535 in Al Nabba. Al Mahatah also saw strong growth, with rents increasing by 12.4% to Dh35,948.

The villa rental segment also recorded significant growth. Tilal City remained the most searched villa community, with average annual asking rents of Dh225,515, up 13.2% year on year. Hoshi and Al Rahmaniya followed, with average rents of Dh159,935 and Dh142,983 respectively. Al Mansoura recorded the highest villa rental growth, with rents rising 30.6% to Dh114,284.

The rental growth comes alongside strong activity in Sharjah’s wider property market. Real estate transactions reached approximately Dh29.5 billion in the first half of 2026, representing a 9.3% increase from the same period in 2025, while the number of transactions rose by 23.7%. Overall, Sharjah’s rental rate stood at Dh41.4 per square foot in August 2026, up 1.8% over the previous 12 months.

The latest figures highlight Sharjah’s continued appeal among tenants and show that rental performance varies considerably between communities. Established locations such as Al Majaz, Al Nahda and Al Taawun continue to attract strong demand, while newer communities such as Aljada and Al Zahia are also gaining attention. For tenants, comparing individual locations, property types and rental values remains important when choosing a home in Sharjah.
