Abu Dhabi has unveiled The Wadi, a new residential community on Yas Island designed around walkability, greenery and outdoor living. Launched by Cosmo Developments, the Dh6 billion development will cover approximately 140,700 square metres along Yas Canal and aims to create a largely vehicle-free environment at ground level.
One of the key features of The Wadi is its underground parking concept. Cars and parking facilities will be placed below ground, allowing residents to move through the community without dealing with surface traffic. The master plan includes pedestrian and cycling paths, landscaped spaces, water features, parks and a central valley.
The community will feature approximately 3,950 residential units, including studios and one-, two- and three-bedroom apartments. It will also include commercial, recreational, sports and hospitality facilities, creating a mixed-use environment for residents. Restaurants, retail outlets, tennis clubs, gyms, spas and dedicated children’s areas are also planned within the development.
A major attraction will be a six-kilometre running route extending through the community, alongside dedicated pedestrian and cycling routes. The development will also feature native landscaping, including ghaf and palm trees, while its layout is designed to support airflow and outdoor comfort.
The Wadi officially went on sale on September 18, 2026. According to the developer, prices start at approximately Dh850,000 for studios, while larger four-bedroom homes can reach around Dh7.5 million. Some larger residences will also offer balconies or terraces measuring up to approximately 150 square metres.
The first phase has released around 700 homes across two buildings, with the developer stating that roughly 350 to 360 units were sold within hours of launch. Studios in the first phase were already sold out at the time of the report. The overall project will be delivered in two phases, with completion estimated at around 55 to 60 months.
Beyond residential properties, The Wadi will include a waterfront and yacht marina, while its location at the entrance to Yas Island is expected to benefit from future road connections linking the area with major Yas Island attractions.
The launch reflects the growing focus on walkable communities, landscaped public spaces and integrated lifestyle amenities within Abu Dhabi’s expanding residential and waterfront property market.
