Abu Dhabi is moving forward with a major residential development designed to accommodate up to 27,000 workers near Khalifa Port. Sdeira Group, a subsidiary of AD Ports Group, has unveiled the masterplan for Aryam Community – KEZAD Al Mamourah, a large-scale workforce housing project aimed at supporting the emirate’s growing industrial, logistics and commercial sectors.
Located in KEZAD Al Mamourah A, close to Khalifa Port and the Abu Dhabi–Dubai transport corridor, the development will provide convenient accommodation for employees working across the industrial zone. The project will be delivered in two phases, with construction expected to begin in the first half of 2027 and completion planned for 2029.
The first phase is designed to accommodate approximately 14,000 residents across a site measuring 110,200 square metres, with a total built-up area of 137,800 square metres. Once both phases are completed, the community will have the capacity to house up to 27,000 people.
The masterplan goes beyond residential accommodation by including several facilities designed to improve residents’ everyday lives. Planned amenities include a supermarket, administrative facilities, a medical clinic, retail outlets and other essential services. The community will also feature two dining halls supported by a central kitchen operated by ZOAD, Sdeira Group’s catering services company.
Additional facilities will include an on-site laundry service, four outdoor sports courts and dedicated indoor recreational spaces. The development will also incorporate smart metering, energy-efficient systems and water-conservation solutions to support sustainable operations.
The project reflects Abu Dhabi’s continued efforts to strengthen its industrial infrastructure and provide better living environments for its growing workforce. It also supports the emirate’s Industrial Strategy, which aims to increase the manufacturing sector’s contribution to AED 172 billion by 2031.
With its strategic location, large residential capacity and integrated facilities, Aryam Community is expected to become an important part of Abu Dhabi’s expanding industrial ecosystem. The development highlights the increasing importance of workforce housing in supporting the emirate’s long-term economic and industrial growth.
