Abu Dhabi is expanding its residential real estate landscape with the launch of The Wadi, a Dh6 billion mixed-use development by Cosmo Developments on Yas Canal, Yas Island. Designed around nature, outdoor living and modern convenience, the project aims to introduce a distinctive lifestyle destination for residents, investors and families.
Covering approximately 140,700 square metres, The Wadi will feature 3,950 residential units, including studios and one-, two- and three-bedroom apartments. The master plan will also include commercial spaces, hospitality facilities, recreational areas and sports amenities, bringing residential and leisure experiences together within one integrated community.
One of the project’s key features is its pedestrian-friendly design. Cars and parking facilities will be placed underground, allowing residents to move around the community without surface traffic. The development will include a running route stretching approximately six kilometres, alongside cycling paths, walking trails, landscaped parks, water features and a central valley.
The Wadi will also offer a range of lifestyle amenities, including gyms, tennis clubs, spas, children’s play areas, restaurants and retail outlets. A waterfront setting and yacht marina will further enhance its appeal, while native trees and landscaped open spaces will contribute to the development’s nature-inspired atmosphere.
According to the developer, the project will incorporate design features intended to encourage air movement through open pathways and building layouts. Selected residences will also offer private balconies or terraces, while standard features will include fitted kitchens, tiled bathrooms, double-glazed windows and central air conditioning.
Homes at The Wadi were launched with prices starting at approximately Dh850,000 for studios, while larger four-bedroom residences were priced at around Dh7.5 million. The first phase initially released approximately 700 homes across two buildings, with a substantial number reportedly sold within hours of launch.
Located near the entrance to Yas Island, the development is approximately five minutes by car from Zayed International Airport and offers access to the island’s established leisure and entertainment destinations. Its waterfront location and integrated community concept could appeal to both homeowners and property investors seeking opportunities in Abu Dhabi’s growing residential market.
The project will be delivered in two phases, with the overall development expected to take approximately 55 to 60 months to complete, according to the developer. With its emphasis on greenery, walkability, waterfront living and integrated amenities, The Wadi reflects the growing demand for residential communities that combine contemporary housing with an active, connected lifestyle.
As Abu Dhabi continues to expand its property sector, developments such as The Wadi highlight the increasing importance of lifestyle-focused planning, recreational spaces and mixed-use environments in shaping the emirate’s future residential market.
