Dubai Records 86 Luxury Home Sales Worth Over $10 Million in Q3 2026

Dubai’s luxury real estate market continued to attract high-net-worth buyers in the third quarter of 2026, with 86 residential properties selling for more than $10 million each. According to a recent analysis by Knight Frank, these transactions reached a combined value of AED 5.77 billion ($1.57 billion), highlighting the continued importance of Dubai as a destination for luxury property investment despite regional uncertainties.

Between July and September 2026, Dubai recorded 73 residential transactions valued between $10 million and $25 million, while another 13 properties sold for more than $25 million. These ultra-luxury transactions generated AED 1.84 billion, accounting for nearly 32% of the total value of sales above $10 million during the quarter.

Although the luxury market remained active, transaction volumes declined compared with previous periods. The third quarter recorded 34% fewer sales than the second quarter, when 131 properties were sold for more than $10 million. Sales were also lower than the 103 transactions recorded during the same period in 2025. The decline reflects a more cautious market environment, influenced partly by geopolitical uncertainty and changing buyer confidence.

Palm Jumeirah remained Dubai’s leading destination for luxury residential property sales. The prestigious island recorded 27 transactions worth AED 2.01 billion, representing approximately 31% of all homes sold above $10 million during the quarter. It also recorded the highest-value individual transaction of the period, worth AED 260 million.

Other premium locations continued to attract wealthy buyers. Jumeirah Second ranked second with 10 transactions valued at AED 594.9 million, followed by Emirates Hills with seven sales worth AED 542.5 million. Dubai Hills Estate and Jumeirah Golf Estates each recorded six transactions, demonstrating continued interest in established luxury communities across the city.

Villas dominated the high-end property market, accounting for 55 of the 86 transactions. This trend highlights the appeal of spacious residences, privacy and premium lifestyles among affluent property buyers. Many buyers are seeking permanent homes or holiday residences rather than purchasing properties solely for short-term resale.

Despite the quarterly slowdown, Dubai’s luxury property market recorded encouraging results for the first nine months of 2026. The city registered 412 residential transactions worth more than $10 million, compared with 357 during the same period in 2025. The combined value of these transactions reached approximately $6.67 billion, indicating that demand for premium homes remained substantial throughout the year.

However, prices across Dubai’s 10 prime residential neighbourhoods declined by 5% between the second and third quarters of 2026, marking their first quarterly fall since 2020. Palm Jumeirah also experienced a 9.1% price decline over the preceding 12 months, potentially creating new opportunities for buyers looking for properties in established luxury communities.

Looking ahead, Dubai’s high-end property market is likely to remain an important part of the emirate’s real estate sector. While geopolitical developments and changing investor sentiment may influence short-term activity, the continued volume of high-value transactions demonstrates that premium residential properties remain attractive to wealthy buyers. For investors and prospective homeowners, the market’s latest performance highlights the importance of evaluating location, property value and long-term investment objectives before making a purchase.
