Sharjah’s real estate market continued to attract strong international interest during the first nine months of 2026, with investors from 130 nationalities participating in property transactions. According to the Sharjah Real Estate Registration Department, a total of 46,125 properties changed hands between January and September, with transactions valued at approximately AED 46.8 billion.
Indian investors emerged as the largest expatriate buyers by investment value, recording property deals worth more than AED 6.8 billion across 2,914 properties. Syrian investors ranked next, with transactions approaching AED 2 billion, while Pakistani investors recorded investments worth AED 1.56 billion. Jordanian and Iraqi investors also contributed significantly, with transactions valued at AED 1.21 billion and AED 1.17 billion, respectively.
UAE nationals remained the largest investor group overall, recording AED 22.4 billion in property transactions involving 31,250 properties. The strong participation of expatriate investors highlights Sharjah’s growing appeal as a destination for residential, commercial and industrial property investment.
The emirate also welcomed 9,891 new property investors during the nine-month period, reflecting continued interest in its real estate sector. Investors from countries outside the Arab world and the GCC represented the largest group of new entrants, followed by Arab investors and UAE nationals.
The expansion of ownership opportunities has also supported market growth. By the end of September 2026, Sharjah had approved 52 projects for freehold ownership by non-citizens, including eight approvals granted during 2026. These developments, combined with regulatory flexibility and a wider range of property options, are helping attract buyers from different international markets.
With rising participation from international buyers and thousands of new investors entering the market, Sharjah continues to strengthen its position in the UAE real estate sector. The latest figures demonstrate the emirate’s growing international reach and the continued demand for property across different investment categories.
